These terms govern your use of the Panta Property Solutions platform (the “Service”). By creating an account or using the Service you agree to them. Please read them carefully.
1. Who we are
The Service is operated by Panta Property Solutions (“Panta”, “we”, “us”). You can contact us at info@pantapropertysolutions.com.
The Service is a property-management platform connecting landlords, tenants and contractors — covering maintenance, rent collection, compliance, documents, expenses and related tools.
2. Accounts & eligibility
You must be at least 18 and able to enter a binding contract. Landlords and contractors register directly; tenants join by invitation from their landlord.
You are responsible for keeping your login credentials secure and for all activity under your account. Tell us promptly if you suspect unauthorised access.
You agree that the information you provide is accurate and kept up to date — including, where relevant, your landlord registration and contractor accreditations.
3. Verification
Some accounts require verification before going live — for example landlord registration (such as a Scottish Landlord Registration Number) and contractor accreditations. We review these before granting access to certain features. We may decline, suspend or revoke verification where information cannot be confirmed.
4. Payments & fees
Subscription plans, where applicable, are billed as described at sign-up. Rent and other payments are processed by our payment provider, Stripe. Where a landlord collects rent through the Service, the landlord is the merchant of record for those payments.
You are responsible for the accuracy of payment details you enter and for any bank or card charges that apply. Refunds follow the process set out in the Service and applicable law.
5. Contractors & third parties
Panta helps match landlords with contractors and facilitates communication, quotes and job management. Contractors are independent businesses; Panta is not a party to the contract for works between a landlord and a contractor and does not carry out the works itself.
While we run accreditation and registry checks where we can, you remain responsible for satisfying yourself that any contractor is suitable for your job.
6. Acceptable use
You agree not to misuse the Service: no unlawful, fraudulent or infringing activity, no attempts to breach security or access data you are not entitled to, no uploading of malicious code, and no use of the Service to harass others.
You retain ownership of content you upload (documents, photos, messages) and grant us a licence to host and process it to provide the Service.
7. AI-assisted features
Parts of the Service use AI to help with tasks such as categorising maintenance issues, reading documents and suggesting classifications. These outputs are assistance, not professional, legal, tax or financial advice, and may contain errors. Always review them and seek professional advice where appropriate.
8. Availability & changes
We aim to keep the Service available but do not guarantee uninterrupted access, and we may change, suspend or withdraw features. We may update these terms from time to time; material changes will be notified through the Service or by email, and continued use means you accept the updated terms.
9. Liability
Nothing in these terms limits liability that cannot be limited by law (including for death or personal injury caused by negligence, or for fraud). Subject to that, we are not liable for indirect or consequential loss, loss of profit, or loss arising from third-party contractors or your reliance on AI-assisted outputs, and our total liability is limited to the fees you paid us in the 12 months before the claim.
10. Termination
You may close your account at any time. We may suspend or terminate access if you breach these terms or where we are required to by law. Certain records may be retained after closure as described in our Privacy Policy and to meet legal obligations.
11. Governing law
These terms are governed by the law of Scotland and subject to the exclusive jurisdiction of the Scottish courts, except where mandatory local consumer law provides otherwise.
